Larimer County Clerk Records

Tina Harris serves as the Larimer County Clerk and Recorder. She was appointed in April 2023 to fill a vacancy and was later elected by voters in the 2024 General Election. Tina leads a staff of 94 employees who administer elections, safeguard county government records, and serve as agents of the state in vehicle titling and licensing. Her office has three main areas: Recording, Elections, and Vehicle Licensing.

The Recording Department operates at 200 W. Oak Street on the first floor in Fort Collins. Phone is (970) 498-7860. Email is recording@larimer.org. The supervisor is Elizabeth Carter. This office preserves public documents including property deeds, liens, mortgages, plats, maps, and other filings. They also issue marriage licenses for people getting married in Larimer County.

Recording and elections work happens at the main Fort Collins office. Vehicle licensing is available at all three locations.

Tina Harris launched the Recording Activity Notification system in 2024. This service alerts you by email if a document is recorded in your name. It is free to sign up. This helps protect against property fraud. The clerk's office also upgraded the vehicle licensing call queue system and added an election data dashboard in recent years.

Easy Access Public Records

Larimer County offers a system called Easy Access for searching recorded documents. This portal lets you search property records, deeds, liens, UCCs, marriage licenses, and other filings from 1971 to present. Documents recorded before 1971 require a book search at the office.

The Easy Access portal has two types of users. Anonymous users can view data only. They cannot see or print document images. Registered users can view watermarked images for free and purchase non-watermarked copies. Registration is free. Just create an account to unlock image viewing.

To use Easy Access for people search, enter a name in the search fields. The system will return all recorded documents involving that person. You might find property they own, liens filed against them, business filings, or marriage records. Each result shows the document type, date recorded, and parties involved. The system costs $0.25 per page for unwatermarked images up to 8.5x14 size. Larger documents like maps are $2.00 per page. Certified copies are $0.25 per page plus a $1.00 certification fee per document. Certified copies take 72 hours to process. You can purchase and download documents right from the portal using a credit card.

Easy Access may be unavailable the second Thursday of every month from 6 p.m. to 6 a.m. Mountain Time for system maintenance. Plan your searches around this window if possible.

Find Property Owners in Larimer

Recording fees changed effective July 1, 2025. The recording fee schedule is available on the county website. Regular copy fees are $0.25 per page. Certified copies are $0.25 per page plus $1.00 per document for the certification. Map copies are $2.00 per page.

If you need to redact a partial Social Security number from a recorded document, you must complete a Request for Redaction form. The form must be notarized. You can present it in person at the Recording Department or mail it to PO Box 1280, Fort Collins, CO 80522. Notary services are available in the office if you need one.
